It is not possible to guarantee the final costs for your loft conversion as every property and every conversion is different. We can however start by giving you a basic cost per square metre of new floor area that you hope to create. For example if you hope to achieve a new bedroom within your loft approximately 4.2M (14 feet) wide by 3.6M (12 feet ) long. This is a good sized double bedroom which has a floor space of 4.2X3.6 =15.12M². you need to allow approximately 3M² for the average staircase arrangement you will end up with an overall area just over 18M². A good guide for this project with plans and engineers calculations are £800.00 per M² eg 18 X £800 = £14,400.00.
This method will give you a real starting point for trying to decide wether or not a loft conversion project is right for you and your home.
Next we need to consider if there is sufficient headroom within your loft. You have already decided that the headroom in the loft is suitable for the purposes of creating a loft conversion with full building regulation approval from the local authority, but is it good enough for what you want to use the room for? Would you like to increase the volume by adding dormer windows. Would you like to extend the existing shape of the roof from a hip end to a gable end.
